Buying a rental in November gives you a short ownership period, but it does not automatically give you a short tax year. Most individual owners still report on their normal calendar-year return.

Keep a timeline from acquisition through year-end. The short operating window makes it especially useful to distinguish work performed, money spent, and the dates when guests had a right to use the property.

## Do not prorate thresholds by months owned

The participation tests in [Treasury Regulation 1.469-5T(a)](https://www.law.cornell.edu/cfr/text/26/1.469-5T) are expressed for the tax year. Buying in November does not reduce the more-than-500-hours test to two-twelfths of that amount. Other applicable tests may be available, but the purchase date does not rewrite their requirements.

Record necessary work as it occurs. Do not manufacture tasks or increase durations to reach an assumed target. An adviser should identify the relevant activity and tests before you interpret a total.

If you have an actual short tax year for a separate reason, raise that fact explicitly. It is a different question from owning one property for only part of an ordinary year.

## Preserve the whole timeline

Keep closing, renovation, readiness for rental use, listing publication, and first occupancy dates separately. Earlier setup and acquisition work should remain visible for review rather than being automatically accepted or excluded by reference to the depreciation start date.

For each phase, identify what you did and retain relevant closing documents, invoices, messages, and photographs. Separate other people’s labor from your own coordination or hands-on work.

For example, “October 21: inspected delivered furniture and documented two damaged items, 35 minutes” is more useful than “October setup: 20 hours.” If the original records only support an approximate duration, identify that limitation.

## Keep bookings that cross December 31

Do not calculate customer use using only stays that ended before year-end. [Treasury Regulation 1.469-1(e)(3)(iii)](https://www.law.cornell.edu/cfr/text/26/1.469-1) addresses periods ending during the year or including its last day, and continuous or recurring rights to use property.

A booking beginning in December and extending into January must not disappear from the review. Preserve its full agreed dates, extensions, cancellations, and the customer’s rights of use. The regulation permits reasonable estimates for the duration of a period including the last day of a tax year.

Your adviser may also need property-class and rental-income information. A simple nights-divided-by-bookings spreadsheet is not sufficient for every portfolio structure.

## Send a focused launch-year packet

Prepare the milestone timeline, work entries by person, booking agreements, and a questions list. Highlight unsettled dates, personal-use periods, and records still awaited from providers.

[Preparing a rental work log for your CPA](/blog/prepare-rental-work-log-for-cpa/) explains the broader handoff. HostHours helps organize the work facts; a late-year purchase or a completed report does not itself establish eligibility for a current-year loss deduction.

Clear answers

## Frequently asked questions

Does a November purchase create a short tax year?+

Not by itself. A short ownership period usually occurs within your normal tax year. An actual short tax year is a separate circumstance to discuss with your adviser.

Can I prorate participation hours for the months I owned a rental?+

Buying late in the year does not prorate the annual participation thresholds by months of ownership. Ask which tests apply to your activity and facts.

Should I omit bookings that end after December 31?+

No. Preserve periods that include year-end, their full contractual duration, and any extensions. The customer-use rules do not consider only completed stays.

Should I discard work recorded before the rental became available?+

No. Retain the actual work and phase dates. Your adviser should evaluate earlier setup or acquisition work rather than having it silently removed from the record.
